James Hardie New Detached ADU: The Ventura Owner’s Guide
We stock and install James Hardie-compatible siding, trim, and weather-barrier components for new detached ADUs throughout Ventura, with typical installed pricing running $9,500 to $28,000 depending on unit size, siding profile, and how much of the existing envelope needs to be reworked. Most homeowners discover a problem the same way: a corner of HardiePlank lap siding has started to swell or cup near the bottom edge, or a piece of HardieTrim has pulled away from the corner of the unit and exposed the framing behind it. In coastal Ventura neighborhoods like Midtown and the avenues, we see this most often within the first three to five years when the original install skipped a critical flashing step or set the bottom course too close to grade. The good news is the fix is usually straightforward if you catch it before water gets into the wall cavity.

Which James Hardie Models This Applies To
This page covers the full James Hardie exterior system used on detached ADUs: HardiePlank lap siding (5/16″ and 7/16″ thicknesses), HardiePanel vertical siding, HardieTrim boards (4/4 and 5/4 thickness), HardieSoffit, and the HardieWrap weather barrier that sits behind all of it. The compatibility gotcha most owners hit: 7/16″ HardiePlank was discontinued for residential use in most Ventura supply houses, so if your ADU was built before 2018 with the thicker profile, you’ll need to either source a matching lot or re-side the entire elevation to avoid a visible step in the lap line. We match by measuring the exposed face of the plank (the “reveal”), not the overall board width, because James Hardie lap siding is designed for specific reveals: 4″, 5″, 6″, and 7″ are standard. For HardieTrim, the tell is the texture: smooth, cedar-grain, or the newer Aspyre collection. Aftermarket equivalents exist and we install them when the budget matters, but on a Ventura ADU within two miles of the ocean we recommend staying with genuine James Hardie product because the salt-air warranty language actually holds up better on the OEM material.
Signs Your James Hardie New Detached ADU Is Failing
- Swelling or cupping at plank edges near the bottom course. This means water is wicking up from grade or splashing back from a hardscape surface. In Ventura, where morning marine fog sits on siding for hours, the damage accelerates fast once the factory seal is compromised.
- Paint peeling in a horizontal band along one wall. James Hardie’s baked-on ColorPlus finish is durable, but field-painted boards that were not back-primed fail in stripes. The underlying cause is usually missing house wrap lap or missing z-flashing at a horizontal joint.
- Gaps opening at outside corners where HardieTrim meets. Hardie expands and contracts with temperature swings, and Ventura’s hot inland afternoons followed by cool marine evenings work the corner joints loose if the original installer didn’t leave proper expansion gaps.
- Soft spots or bubbling in HardieSoffit under the eaves. This is almost always a roof leak above, not a siding failure. Fixing the soffit without addressing the roof penetration means you’ll be back in the same spot next rainy season.
- Visible cracking in HardiePanel sheets or plank ends. James Hardie products are cement-based and brittle. If a board is nailed too close to its edge or the framing behind it has moved, the board cracks rather than flexing like wood or vinyl would.
Replacement Cost & What’s Included
For a typical 400 to 600 square foot new detached ADU in Ventura, plan on $12,000 to $22,000 for a full siding and trim replacement including tear-off, disposal, house wrap inspection and repair, new flashing, and installation. A partial repair, like replacing the bottom three courses on one wall, typically runs $1,800 to $4,200. A full HardieSoffit replacement on a one-story unit lands around $2,800 to $5,600. What drives the range: access (a unit crammed against a property line costs more in labor than one with open space on all sides), whether we’re matching an existing reveal or re-siding clean, and whether the sheathing underneath has rotted and needs replacement. Every quote from Russ Delmar is a written, line-item price before work starts, and it doesn’t change at the door. The 365-Day Done Right Promise applies to every siding job we do in Ventura: if something isn’t right within a year, we come back and make it right, in writing, every time.
DIY or Call Us?
What you can safely check yourself: walk the perimeter and look for plank edges touching soil or hardscape. James Hardie requires 6″ of clearance from grade, and we see Ventura ADUs where bark mulch or a patio was added after the build and the bottom course is now buried. You can also check caulk joints at windows and corners, and note any cracks wider than a dime. What you shouldn’t do: pull boards off a load-bearing shear wall. Many Ventura ADUs use HardiePanel as the actual shear sheathing, and removing it without understanding the structural load path can compromise the unit’s earthquake resistance. Not to mention you’ll be wrestling with 12-foot cement boards that weigh 2.3 pounds per square foot, and a dropped panel cracks like a dinner plate. If you’re not sure what’s behind your siding, call us at (831) 230-7250 and we’ll do a no-cost inspection before anyone touches a nail. If it turns out to be a finish issue, we’ll tell you that too.
FAQs

A correctly installed James Hardie system on a detached ADU in Ventura should last 30 to 50 years for the siding boards themselves, though the paint or ColorPlus finish will need attention around year 12 to 15 in coastal exposure. The weather barrier behind it is the component that typically fails first if it was installed wrong, and that’s what we check before replacing any siding at all. Call (831) 230-7250 and we’ll inspect the whole system, not just the board that looks bad.
Yes, in most cases we can cut out and replace individual boards or panels, especially on newer units where the existing siding is still in production and color-matched. The practical limit is about 30% damage on any single wall before a full re-side becomes the better financial decision, because the labor to blend and flash a patch job catches up to the cost of starting clean. Russ will give you both numbers and let you decide.
A full siding and trim replacement on a 400 to 600 square foot Ventura ADU takes us 5 to 8 working days, including tear-off, house wrap inspection, new flashing, siding install, and caulk and paint prep. Weather adds days, which is a real factor in Ventura’s June gloom and winter rain. We give you a written arrival window and a written timeline at the start, and we stick to it.
We stock the common Ventura workhorses on our trucks and in our yard: 5/16″ HardiePlank in 4″ and 5″ reveals, 4/4 smooth HardieTrim, HardieSoffit vented panels, and HardieWrap. Special-color ColorPlus finishes and the Aspyre trim line usually add 5 to 10 business days from the regional James Hardie distributor in Oxnard. If you’re not sure what you need, call us and describe it – we’ll match it before we quote it.
