ADU Before & After in Ventura, CA
We’ve spent 15 years turning underused Ventura lots into real living space. Photos of finished ADUs tell the story better than any sales pitch, so we’ve pulled together a few representative transformations below. Each one started as a problem a homeowner was tired of looking at. Each one ended with a permitted, rentable, or family-sized space where there wasn’t one before. The before and after difference is often dramatic, and it’s the first thing homeowners ask to see when they call.

Detached Backyard ADU in Midtown Ventura

The backyard was a patch of dirt and an old lemon tree that had stopped producing. The zoning allowed for a detached accessory dwelling unit (ADU, a separate small house on the same lot as the main home), but the grade sloped enough to make the foundation the first real conversation. We cut the pad into the slope, ran utilities from the alley, and framed a one-bedroom unit with a covered entry. The result is a 480-square-foot rental that pays for itself, with the lemon tree still standing twenty feet away.
Garage Conversion ADU off Telephone Road

The garage had become a storage unit for things nobody used, and the concrete slab had settled unevenly over the years. Rather than tear out and repour, we ground the high spots, poured a leveling compound, and framed up from there. A garage conversion (turning an existing garage into a habitable dwelling unit, often called a JADU when it stays attached to the main house) kept the build cost well below new construction. The homeowners now have a studio with its own kitchen, bath, and separate entrance facing the side yard, and the old junk found a new home at a donation center.
Prefab ADU Installation in East Ventura

The homeowner wanted a home office and guest space but didn’t want months of on-site construction noise. We prepared the site and foundation per the manufacturer’s specs, then coordinated the crane day and set a unit from Cover, one of the prefab ADU brands we work with regularly (Abodu, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed being the others). Prefab cuts on-site build time dramatically, but the site work still has to be right, and that’s where we earn our keep. The unit was weather-tight in a day, and the office was in use within a month.
Two-Story ADU Over a Rebuilt Garage in Montalvo

The old garage was too small for two cars anyway, and the roofline was failing. We demoed the structure, kept the existing foundation footprint where code allowed, and rebuilt it as a taller garage with a two-bedroom ADU above. Going up instead of out preserved the yard, which mattered because the lot sits on one of the narrower parcels in the Montalvo area. The staircase tucks against the property line and the upper unit gets ocean air through operable casement windows. This one required full plans and structural engineering, and our permit set sailed through with one revision.
JADU Carved from an Oversized Attached Garage in College Area

The garage was 600-plus square feet, far more than one car needed, and the owners wanted an income stream without a full detached build. A junior accessory dwelling unit (JADU, a smaller attached unit created within the footprint of an existing home) let us convert the back third of the garage into a 280-square-foot unit with a kitchenette and full bath. We separated it with a one-hour fire-rated wall, added its own exterior door, and left the front of the garage as a proper two-car space. The homeowner rents it to a Ventura College student, and the monthly rent covers a solid chunk of their mortgage.
Home Addition ADU over a New Concrete Slab in Saticoy

This one started as a home addition, a room the family planned to use as an in-law suite, but halfway through planning they realized the configuration met Ventura’s ADU requirements for a separate dwelling. We poured a new slab at the east end of the house, tied the roofline into the existing structure, and built a one-bedroom unit with a kitchen, walk-in closet, and a private entrance through a new exterior door off the driveway. The Saticoy property now has two legal addresses on one parcel, which means flexibility for family, for renters, or for a caregiver down the road.
