Cover New Detached ADU: The Ventura Owner’s Guide
If the structural panel system on your Cover new detached ADU has a failed component, we stock Cover-compatible replacement parts and install them throughout Ventura, with most panel replacements running between $850 and $2,400 installed depending on which panel failed and where it sits. We keep the most common Cover panel components on our truck, so we can usually diagnose and replace a failed part in a single visit. Most Ventura owners notice something’s wrong when a corner of the unit starts feeling cold in winter, a hairline crack appears at a seam, or a door that used to close cleanly starts dragging against its frame – all signs the panel system has shifted or delaminated.

Which Cover Models This Applies To

Lodgewick ADU Ventura works on the full Cover product line – the S, L, and XL panel configurations used in their detached backyard units. Cover builds with steel-framed wall, floor, and roof panels that are manufactured off-site and assembled on your foundation, which means the parts are model-specific: an S-series wall panel won’t swap into an L-series unit, and roof cassettes are sized differently across all three. The part number you need is stamped on a metal tag inside the bottom track of each panel, usually visible from the crawl space or at the sill plate. If you can’t find the tag, take a measurement – panel widths run in 2-foot and 4-foot increments, and that number narrows things down fast.
For Cover units, we recommend OEM panels when the structural integrity of the unit depends on it – roof cassettes and load-bearing wall panels especially. For non-structural interior components, quality aftermarket equivalents often match or exceed the original spec at 20-30% less. We work with both, and we’ll tell you honestly which one fits your situation and your budget. We also maintain working familiarity with Abodu and Dvele systems, so if you’re considering a different prefab direction down the road, we can speak to those too.
Signs Your Cover New Detached ADU Is Failing
- Visible seam separation between panels. In Ventura’s coastal air, the steel fasteners holding panel flanges together corrode faster than inland, and when they let go, the seam opens. You’ll see a gap or a slight step between adjacent panels that wasn’t there when the unit was new.
- Water staining or soft spots at the floor perimeter. Cover floor cassettes sit on hold-down brackets at the foundation edge. If moisture wicks up from a poorly sealed sill, the bottom track and the floor sheathing beneath it degrade – and that’s a panel replacement, not a caulk job.
- Doors or windows that stick seasonally. When a wall panel loses its connection to the roof cassette above it, the opening shifts slightly. A door that binds every August and frees up every January means the top plate is moving independently of the roof.
- Cold spots or drafts along exterior walls. The insulation inside a Cover panel is dense-packed at the factory. When a panel delaminates or the sheathing separates from the steel frame, you feel it first along interior wall surfaces – especially on the north and west sides where Ventura’s afternoon wind hits hardest.
- Sagging at the roof line. If the roofline dips even an inch over a 20-foot run, a roof cassette has lost rigidity. In Ventura’s occasional heavy rain years, that sag becomes a ponding point, and water intrusion follows.
Replacement Cost & What’s Included

For a Cover new detached ADU in Ventura, replacement costs break down roughly like this:
- Non-structural interior wall panel: $850 – $1,400 installed
- Exterior structural wall panel: $1,200 – $1,900 installed
- Floor cassette (single section): $1,300 – $2,200 installed
- Roof cassette (single section): $1,500 – $2,400 installed
The range depends on panel size, whether the unit is open-joist accessible or we need to open finished surfaces, and whether adjacent panels need re-shimming to keep the seam line straight. You get a written line-item quote before any work starts – that’s The Kingswell Way, and it applies to every job, parts replacements included. The quote includes the panel, fasteners, flashing, sealant, and our labor. No change orders at the door. Every replacement carries our 365-Day Done Right Promise: if the work fails within a year, we return and make it right at no charge, and that commitment is in writing before we start.
DIY or Call Us?
You can safely check for yourself: look at the metal tag on the panel, measure the width, take photos of the seam separation or water stain, and check whether the sill area feels damp after rain. That information helps us quote accurately over the phone. What you shouldn’t do is unbolt a Cover panel yourself. These panels are load-bearing steel frames under structural load – the moment you loosen a hold-down bracket or remove fasteners on a wall panel, the loads redistribute somewhere else, and that’s how a simple panel swap becomes a roof sag or a racked wall frame. Russ Delmar has spent years on California prefab systems, and his rule is simple: if the part holds the building up, it gets replaced by a trained crew with the right shoring and the right fasteners. Call (831) 230-7250 if you’re not sure which category your panel falls into.
FAQs

The steel frame itself should outlast the building – 50 years or more – but the exterior sheathing and panel-to-panel sealant joints typically need service every 12 to 18 years in Ventura’s salt air and direct sun exposure. If your unit is within a few blocks of the ocean, plan on the shorter end of that range. Call (831) 230-7250 for an exact assessment of your unit.
Sometimes, yes – if the issue is sealant failure or a corroded fastener at a seam, we can repair it in place without pulling the panel. If the steel frame itself is bent, cracked, or the sheathing has delaminated, the panel needs replacement. We’ll tell you which one you’re looking at before you spend a dollar.
Most single-panel replacements – wall, floor, or roof – take one full day with a two-person crew. Multiple panels or a roof cassette with interior finish work can stretch to two or three days. We’ll give you a defined arrival window and a completion date in writing before the work starts.
Yes – we keep the most common Cover S and L series wall panel sizes, fastener kits, and flashing sets on the service truck. Roof cassettes and XL-series panels are ordered from the manufacturer and typically arrive within one to two weeks. If we have it on the truck, we can often complete the replacement same visit.
If your Cover ADU is showing signs of panel trouble, call (831) 230-7250 to schedule a free estimate. Tell me what you need the space to do, and I’ll tell you what it actually costs to get there.
